As a part of a diverse community of faculty and staff who represent many faith systems and worldviews, Marian University seeks a Custodial Manager to promote our Catholic Franciscan mission and identity by maintaining university buildings and facilities and working closely with the Director of Campus Operations and Facilities.

General Statement of Job:

  • This position manages the entire custodial department, including ordering and maintaining an inventory of custodial supplies and equipment and supervising building custodial staff who are responsible for the care, cleanliness, safety, and general appearance of Marian University and its facilities.
Essential Duties and Responsibilities:
  • Actively engage the Catholic Franciscan mission and identity of Marian University by modeling the Franciscan Sponsorship Values, honoring the legacy of the founding congregation, through transformative education unity in diversity, leadership through service, integrating faith and life, institutional policies.
  • Prepares custodial schedules for service personnel, assigns personnel to routes.
  • Audits and maintains inventories of supplies and equipment.
  • Investigates and promotes improved methods and equipment for better results.
  • Review's customer requests for service to ascertain cause for service request, type of malfunction - if any, and address the request.
  • Implements organizational policies and goals for custodial team members.
  • Facilitate budget requests to identify efficiency opportunities.
  • Responsible for managing and adhering to University Custodial Department Budget.
  • Inspects and evaluates use of space and facilities.
  • Assists with plans, budgets, and schedule modifications including service proposal and contracts with outside contracted help.
  • With the Director of Operations, participate in the development of long-range plans, conceptual designs, and capital outlay requirements for program/process improvements as it relates to the custodial needs of the University.
  • Collects data for preparing estimates, labor hours, expenses, and other metrics.
  • Maintain a safe work environment for self and employees.
  • Ensure compliance with local, state, and federal regulations, such as, FLSA, OSHA, ADA, etc.
  • Acts as liaison between departments, customers, clients, employees, and subcontractors
  • Conduct and attend meetings to communicate top down, and bottom up on a consistent real time basis, with customers, clients, and employees.
  • Assist with human resource concerns and issues.
  • This position assigns duties, inspects work, investigates complaints regarding building custodian service and equipment, and takes appropriate corrective action.
  • Develops and implements custodial plans for the larger campus in conjunction with operations team and key stakeholders.
  • Ensures new building custodians are properly trained in partnership with the Training & Safety Manager.
  • Evaluates the quality of work performance of building custodians.
  • Works through supervisors and leads to oversee work assignments among the building custodian team members to ensure daily tasks are accomplished in a quality manner throughout campus.
  • Manages employee performance issues, including attendance, in accordance with University policies and procedures.
  • Selects and evaluates cleaning products, supplies, and equipment, prioritizing green cleaning techniques and supplies.
  • Maintains appropriate inventory.
  • Works as a liaison between departments on campus to ensure operational effectiveness.
  • Inspects work and holds employees to departmental standards.
  • Interacts positively with students and other University employees.
  • Develops a plan for summer residence hall deep cleaning and turnover.
  • Ensures compliance with all University policies and procedures.
  • Responds to custodial requests and emergency needs.
  • Performs other job duties as assigned.

Required Qualifications:

  • College diploma or three to five years related experience and/or training; or equivalent combination of education and experience.
  • Must have thorough knowledge of custodial procedures
  • Must have prior supervisor or lead worker experience
  • Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems as they arise and to adjust the custodial team as needed.
